The Woodlands was designed for middle-income older adults – retired teachers, nurses, small business owners, and community members who’ve worked hard and deserve a comfortable, independent life without the burden of homeownership.
We offer two ways to make that happen: a monthly rental model and a home ownership model. Both include the same full range of services. The difference is in how you pay.

Pricing Models
The Woodlands offers two pricing models. Here’s a plain-language breakdown of each – what you pay, what’s included, and how to decide which one fits you best.
Monthly Rental Model
Pay monthly for your apartment alongside the Monthly Service & Upkeep Fee – just like a traditional rental. This is the most flexible option and helps preserve your savings for the things that matter most to you.

Purchase your apartment as you would a traditional home. You won’t pay rent to The Woodlands – just the Monthly Service & Upkeep Fee, plus your mortgage payment if you carry one.

Monthly Service Fee Includes
One fee covers all of this – no separate bills, no surprise charges.
- Chef-prepared meal served daily – included for every resident
- Planned activities: social, cultural, and recreational events every month
- Regularly scheduled local transportation
- Utilities – electric, water, sewer, and heat
- Building maintenance and repairs
- General property, fire, and liability insurance for the community
- Seasonal grounds maintenance – landscaping, mowing, plowing, snow removal from entrances and walkways
- Trash, recycling and composting

Additional Services Available For a Fee
A few services are available beyond what’s included in your monthly fee. These are entirely optional – use them as often or as rarely as you’d like.
Transportation (The Woodlands Van)
Private transportation via The Woodlands van – available for appointments, errands, and outings beyond the regularly scheduled weekly trips. Priced per trip with advance notice and staff availability.
Housekeeping and Maintenance
Optional housekeeping and maintenance services for your apartment, including:
- Apartment cleaning
- Personal laundry
- Household projects – moving furniture, hanging pictures, maintenance projects, minor eletrical and plumbing, and similar tasks

Priority Wait List
Not ready to make the move today? That’s completely fine – and it doesn’t mean you have to leave your future to chance.
The Woodlands maintains a Priority Wait List for people who’d like to secure their place before they’re ready to move – so when the time comes, you’re already on the list.
There are two main reasons to consider joining The Woodlands’ Priority Wait List Program:
- The apartment layout or pricing model you’re interested in isn’t currently available, OR,
- You simply aren’t ready to make the move today, but would like first right-of-refusal on an apartment when one becomes available.
We maintain two wait lists – one for rental apartments and one for owned apartments. Both are open-ended, and you’ll have two chances to pass on an available apartment while keeping your place on the list. (See full policy for details.) Current residents also have access to an internal list for those interested in changing their apartment or pricing model after moving in.
How to Join the Priority Wait List
The process is straightforward, and we’re happy to walk you through it. To join, you’ll need to meet our Residency Criteria:
- At least one resident needs to be 55 years of age,
- Complete a Financial Application,
- Submit a brief medical report from your primary care provider stating that you can live independently.
Along with those documents, you’ll complete the Priority Wait List application and submit a $1,000 fully refundable deposit.
